Financial modelling for Housing Rents  

SalixRent is a software package designed for use in Housing Associations and local Authorities as a financial modelling tool. With SalixRent you can measure the effect of rent changes over a ten-year period as defined in the Governments Housing Green Paper. (Click here)  

SalixRent is a powerful and easy to install software package. After an import of property data from your housing system, you are then ready to start manipulating the data.  

During the manipulation of the rents you will be able to achieve three clear objectives:  

  • Clearly show the rental income from now and into the future.
  • Clearly show the cash flow from now and into the future.
  • Be sure of meeting the government Target rents by 2012.

SalixRent allows you to keep your business in good financial health by giving you a definitive answer on how to maximise your income and cash flow.  

SalixRent gives you five different methodologies to make changes to rental income. Each methodology is based on criteria which is in line with the government legislation. These methods include:-  

  • Method 1 MaxRent: Calculates the target at year ten and works backwards calculating what each year should produce.
  • Method 2 TenthRent: This divides the gap between actual rent and the target rent by ten years (if ten years to run).
  • Method 3 NormalRent: Relates to the RPI plus a fixed increase per year.
  • Method 4 NoRent: This assumes rents stay as is for future.
  • Method 5 10NormRent: Is a combination of the NormalRent and TenthRent.

You can change individual housing rents or group them together by geographical area or batch them by any criteria you wish. You measure the change over any period of time you wish to define.  

SalixRent has a reporting module that is a financial controllers dream. Outputs can be viewed in graphical format, spreadsheet, tabular or bespoke reporting. This gives the user all the flexibility required to make decisions and create reports that are suitable for day-to-day use or reporting to a Board of Directors.
